Q: What causes a slate or tile roof to leak?

A: Many factors lead to a slate or tile roof to leak. However the most common we see in the Cleveland area are: Ice and Snow buildup, deteriorated copper flashings and/or missing or damaged slate or roof tile.

Q: Can the leak in my roof be the result of just one broken or missing slate/tile?

A: YES. It only takes one! There is usually felt paper underneath the broken slate. Over time this material wears out due to rain and other factors. Once this wears out, the roof is likely to leak.


Q: What is the average life span of a slate or tile roof?


The life span of a slate or tile roof depends on several factors, including the quality of the slate and where it was quarried. That being said, slate roofs typically last 60-150 years.


Q: I’ve heard that slate is an environmentally-friendly alternative to the more common asphalt roofs in my neighborhood. Is this true?


Absolutely! Slate is the greenest, most planet-friendly roofing option available. The average asphalt roof lasts 20 years or less, while slate roofs (as mentioned above) will be in good condition for as long as 150 years, providing they are properly maintained. A longer lasting roof means fewer costly tear-offs and replacements over time, which creates less waste to pollute the environment. Additionally, slate is a naturally derived material in its purest form, whereas asphalt roofing materials are laden with chemicals and other harmful additives.


Q: Are all slate roofs fire-resistant?


Slate and tile roofs are completely fire-resistant, and, as a result, significantly safer than asphalt roofs.


Q: What are Flashings and why are they important to my roof?


Flashings refer to the metal work that joins the roof to other architectural elements of a home( i.e. dormers, valleys, chimneys, etc.). Flashing must be in good condition in order to have a dry home and a strong roof. Given the durability of the slates, only the best metals should be used for flashings. Craftmaster uses sixteen ounce copper in all of our flashing work. Copper is the best choice because of its extreme durability and malleability. We also prefer to use copper because it requires minimal maintenance once it is properly installed. In other words, copper flashings are a crucial component to any slate or tile roof.

Q: What kind of maintenance do slate and tile roofs require?


All homeowners with slate or tiles roofs are advised to have a professional perform annual inspections to identify potential problems. Taking a proactive approach will prevent more costly issues later on and will greatly extend the longevity of your roof.  Typical maintenance procedures include: repairing broken tiles, flashing replacement, and gutter cleaning.
